Overview

Nestled in the foothills of the Petit Luberon, this large and luxurious 5 bedroom/ 5.5 bath Villa was built by a local architect 8 years ago, in a modern style and using local white stones. Overlooking the vineyards, Mont Ventoux and the villages of Roussillon and Joucas, A Laise en Provençe is truly in the heart of the Luberon.

The main house offers a large formal living room and a dining room for 12, as well as a smaller TV room with satellite dish. The kitchen, decorated in the Provençal fashion, is the heart of the house. Equipped with top-of-the-line appliances, a large pantry, and all the necessary cookware, from family heirlooms to modern pots and pans, it is truly fit for the gourmet cook.

Our American guests will feel at ease thanks to the imported measurement tools, cookbooks, washer/dryer and ice-water dispenser fridge... You may choose to have breakfast on the back patio, have a quick lunch in the cool of the kitchen, enjoy an evening drink in the outside living room and dine outside on the large teak table by the BBQ, looking out to the pool.

With AC in all the bedrooms, very comfortable beds, lots of towels and all paper and cleaning supplies, kitchen staples, hairdryers, high-speed internet access, Satellite TV with CNN and other English-speaking (as well as German, Spanish, Italian...) channels, a separate clothes dryer, a BBQ grill, a heated pool suitable for laps, a pétanque game area, a huge and very private garden with panoramic views of the Apt valley, A Laise en Provençe is a vacation dream come true.

You may decide to spend an active day, discovering one of the numerous villages perching on the hills, visiting the splendid Abbaye of Sénanque in its nest of lavender, shopping at the local markets or at the nearby farm for the bountiful produce of the region, or you may decide to do nothing and stay at the house all day, resting in the shade, listening to the humming "Cigales", or going for a walk in the adjacent forest and cooling off in the pool.

The pool is heated, and once you have enjoyed a midnight bath in the starry night, watching the twinkling lights in the valley as you swim, you will truly feel in paradise.

Getting here:
The easiest way to get to Inland Provence from the US is to fly to Marseilles International Airport (MRS). If you would like to see Paris, fly to Charles de Gaulle Airport then connect directly to the TGV(high speed train) from CDG TGV2 to Avignon TGV(3 hours direct) and rent a car. You would plan to see Paris on the way back, taking the TGV from Avignon TGV to Gare de Lyon, getting a cab to your hotel in the city.

Terms and Conditions

Arrival: Saturday

Minimum Stay: 1 week - please inquire about exceptions outside the summer months

Includes: Final cleaning and any additional maid service listed on the web page.

Confirming your reservation: We will send a rental agreement by email, fax or regular mail. The properties are reserved on a first-come, first-serve basis upon receipt of the rental deposit.

Initial payment: The signed rental agreement and payment of the 50% rental deposit must be received within 7 seven days to confirm the reservation. The second 50% is due 60 days before arrival - we will email you a reminder 75 days before your arrival.

Payment acknowledgment: Immediately upon receipt of your documents or payments, Only Provence will mail you an acknowledgement of payment. The acknowledgement will note the remaining balance, if any, and when the payment is due.

Cancellation: We have a no refund cancellation policy, but usually succeed in rescheduling cancelled reservations to the Spring or Fall or re-booking the cancelled period to another group and refunding the party that cancelled. Failure to pay the final balance (which is due 60 days before arrival) or provide required information for the security deposit may be deemed a cancellation with no refund due. Clients are advised to consider Trip Cancellation Insurance with the carrier of their choice at the time of confirmation. We can send a Travel Insurance quote to US or Canadian residents for all or part of the cost of your trip. Please inquire for a quote.

Extra Charges: The rent includes taxes, standard utilities and maid service as noted on the house web page. Additional maid or other services can be arranged and billed separately.

GENERAL TERMS AND CONDITIONS APPLICABLE TO YOUR RENTAL CONTRACT:

SECURITY DEPOSIT: No actual security deposit will be taken, however you agree to allow Only Provence to charge your credit card in the event of loss or damage of items belonging to the property owner or unpaid expenses incurred during your stay. In this case, we will charge your card the appropriate amount and discuss a fair resolution. Provided there is no more than reasonable clean up and nothing has been damaged or is missing, we will delete your card information two weeks after departure. Any damages in excess of the security deposit amount will be paid in full by the Renters within 30 days.

CHECK -IN / CHECK-OUT: Please note that these times are firm due to Owner needing to prepare the house between Renters.

MAID SERVICE: Does not include personal laundry, or dishes.

DAMAGES: Renters agree to pay for repairs of all damages that their group has incurred.

SMOKING: Smoking is not permitted within the villa but is allowed outside on the balconies or terraces, in gardens or around the pool. Smoking inside the villa may result in loss of security deposit.

SUBLETTING AND ASSIGNMENT: Renters shall not sublet the entire premises or any part of the premises, nor shall they assign this Agreement to anyone else without first obtaining the Owner’s written permission. Owner shall not withhold permission unreasonably.

PETS: Renters may house no pet of any kind on the premises, even temporarily, without first obtaining Owner’s written permission.

AGREEMENT NON-COMPLIANCE: Renters assure the Owner that any tenant who violates any of the terms of this Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses caused by the tenant and/or the tenant's guest(s).

ILLEGAL DRUGS: Renters agree that any tenant who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.

LAWFUL USE: Renters and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises. Any inappropriate or destructive behavior could result in the eviction of the entire Renters group without refund.

INSURANCE: Owners have obtained property and liability insurance to cover certain personal injuries occurring as a result of property defects or owner negligence. Owners’ insurance does not cover Tenants’ possessions or Tenants’ negligence. Tenants are strongly advised to take fully comprehensive insurance to cover all eventualities including accidents, injuries or third party liabilities. Owner is not responsible for Renter property loss or damage.

NON-WAIVER: Should either Owners or Tenants waive their rights to enforce any breach of this Agreement, that waiver shall be considered temporary and not a continuing waiver of any later breach. Although Owners may know when accepting rent that Tenants are violating one or more of this Agreement’s conditions, Owners in accepting the rent are in no way waiving their rights to enforce the breach. Neither Owners nor Tenants shall have waived their rights to enforce any breach unless they agree to a waiver in writing.

REFERENCES IN WORDING: Plural references made to the parties involved in this Agreement may also be singular, and singular references may be plural. These references also apply to Owners’ and Tenants’ heirs, executors, administrators, or successors, as the case may be.

ENTIRE AGREEMENT: As written, this Agreement along with the signed contract constitute the entire agreement between the Tenants and Owners. They have made no further promises of any kind to one another, nor have they reached any other understandings, either verbal or written.

ATTORNEY’S FEES: If either party to this Agreement shall bring a cause or action against the other party for enforcement of the Agreement, the prevailing party shall not recover attorney’s fees.

TERMINATION: Either party may terminate this lease in the event of a violation of early provision of this lease by the other party in the manner and as provided by law.

SWIMMING POOL: The swimming pool of the villa is used entirely by the Renters, Renters group or its guests at their own risk. Renters hereby releases Owner and its agents including France Vacation Villa, Inc. of any claims demands, debts, contracts, expenses, causes of action, lawsuits, damages and liabilities, of any kind with respect to personal injury including death while using the villa’s pool. No diving allowed in the pools.

WAIVER AND RELEASE FROM LIABILITY: Renter hereby waives and releases, indemnifies, hold harmless and forever discharges the Owner and its agents and employees including France Vacation Villa, Inc. and their respective agents, staff and employees from any and all claims, demands, debts, contracts, expenses, causes of action, lawsuits, damages and liabilities, of every kind and nature, including claims of Owner or their employee negligence, whether known or unknown, in law or equity, that Renters ever had or may have arising from or related to participation in any of the events or activities, and for the duration of the stay at the stated villa. Owner and their agents including France Vacation Villa, Inc. are not liable for loss, damage of property, to/of Renter or its group or guests. Renter assumes any risk, and takes full responsibility and waives any claims of personal injury, death or damage to personal property associated with the stated villa including but not limited to man-made hazards associated with the property such as slippery shower basins, tubs, swimming pool facilities and natural hazards such as holes, ditches, fallen trees, branches, ice, snow, and or other irregularities in terrain and using the terrain including walking, jogging, biking or related activities. Renter primary contact needs to be at least eighteen (18) years of age.

OWNER PERFORMANCE: Only Provence has never had a rental canceled by an Owner. In the highly unlikely event that the owner cannot honor the stated rental dates, Only Provence would attempt to find a suitable villa replacement in a timely manner. If a suitable replacement cannot be found, all rental monies will be refunded to the Renters. Owner and its agents including France Vacation Villa Inc. are not responsible for Renter transportation or lodging expenses if a replacement can not be found.

ARBITRATION: Disputes between the parties to this contract shall be settled by arbitration in France.
